General Information

When building a new home with us here at ModWay Homes, you can always be assured that our homes will follow code and most often always exceed the International Builders Code. We strive to make your house a home, giving you peace of mind. Through all of this, though, there is a process that we have to go through. Oftentimes it is a lengthy process based on the local jurisdiction where your home will reside.  This process comes right after you sign our contract with our sales team and the house has been secured with the factory.

Yes, I am referring to permits and the building process! This process seems long and tedious, but it makes things safer for everyone. We understand that the permit and building process can be a source of anxiety for many of our clients. However, rest assured it’s crucial to ensure your new home’s quality, safety, and compliance. In this post, we’ll take you through the essential aspects of the permit and building process, teaching what you can expect when embarking on your journey with ModWay Homes.

Permitting Process

Before construction can begin, we must obtain the necessary permits from the local authorities. These permits are essential to ensure your home meets all the local building codes, zoning regulations, and safety standards. Here’s what happens during this phase:

  • Submission of Documents: We work closely with our experienced team to prepare and submit all the required documents to the local permitting department. This includes architectural plans, engineering drawings, and any other documentation specific to your project.
  • Plan Review: The permitting office will carefully review our submissions to ensure they meet all the requirements. Generally speaking, our rapport with the local offices is second to none, and we have gotten our permits quicker than most!
  • Approval Process: Once our plans are reviewed and approved, we’ll receive the necessary permits to proceed with construction. These permits are a testament to the safety and compliance of your future home. They also ensure that we get your Certificate of Occupancy at the end after all inspections have been finalized.

Preconstruction Process

After obtaining the permits, we enter the preconstruction phase. During this time, we lay the groundwork for your new home:

  • Site Preparation: We’ll clear and prepare the building site, ensuring it’s ready for construction. This can involve tasks like excavation, grading, and utility connections.
  • At the same time, your home is being built in one of our preferred factories and is getting ready for us to be able to set up the home.

Construction Process

Now comes the exciting part—construction! This is where your dream home starts taking shape:

  • Foundation and Framing: We pour the foundation and basement or crawlspace walls. This is a critical phase as it sets the structural integrity of the building.
  • Installation: Our skilled craftsmen will install plumbing, electrical, and HVAC systems and connect the two/three parts of your house to one another, giving it a finished look!
  • Quality Control: Throughout construction, we have rigorous quality control measures to ensure that every aspect of your home meets our high standards.

Inspections and Approvals

At various stages of construction, local building inspectors will visit the site to ensure everything is being built according to code. These inspections are necessary to verify the safety and integrity of your home. While inspections can sometimes cause delays, they are a crucial part of the process that guarantees your home’s quality.

Final Touches and Handover

As construction nears completion, we add the final touches to your home. This includes a deep cleaning of the home from all the construction dust, a fresh coat of paint, and then a final vacuuming of the home so that you know the house is fresh and clean and yours!

Move-in Day

The moment you’ve been waiting for has arrived—move-in day! We have our final meeting with you, the homeowner, and walk through homeowner maintenance, go over our warranty items, and finally give you the keys. At this point, you are free to move into the home at your will. At this time, we will schedule any loose ends that need to be finished and get you from the home.
